Which Pearland permits might apply?
The City of Pearland requires a permit for new structures, additions, remodels and repairs, and for mechanical, electrical and plumbing work. Installing a Type I or Type II vent hood also needs a permit.[1] A covered kitchen with power and a gas line can involve several of these.
- Apply online. The city takes applications through its Cityworks online portal. The Permits office is at 3523 Liberty Dr., 281-652-1638.[1]
- Current codes. Pearland updated its construction codes in April 2024.[1]
- Watch for payment scams. The city has warned residents about scams involving permit application payments. Pay only through official city channels.[1]
What outdoor kitchens cost in the Houston area
One Houston-area builder’s May 2026 cost guide lists:[2]
| Tier | Installed cost | Typical scope |
|---|---|---|
| Basic | $7,000 – $15,000 | About 8 ft straight run with a built-in grill |
| Mid-range | $15,000 – $30,000 | 10–12 ft L-shape with grill, side burner and sink |
| Luxury | $30,000 – $50,000+ | U-shape with a smoker or pizza oven, refrigeration and a bar |
The same guide notes these ranges assume an existing usable slab and don’t include a patio cover. It also says a vent hood is needed for grills under a solid cover.[2] These are one contractor’s published numbers, not quotes.
Planning tips
- Decide early whether the kitchen will be covered. That changes the structure, the permits, and often the HOA review.
- Map the utility runs (gas, electrical, water and drain) from the house to the kitchen. Long trenches add cost.
- Choose outdoor-rated appliances. Houston humidity is hard on indoor units.[2]
- If a pool comes later, plan the layout together. In the City of Houston, for example, a completely uncovered kitchen can go under a pool permit but a covered one can’t.[3] Confirm Pearland’s approach with the city.
